New luxury heritage & resort hotel Monumenti opens in Istria

PULA, 4 October 2025 – Pula has welcomed a new luxury addition to its tourism scene with the official opening of the Heritage & Resort Hotel Monumenti, a project valued at €85 million and backed by Kermas Istra.
The hotel stands on the grounds of a former Austro-Hungarian military barracks, which has been carefully restored and reimagined as a high-end destination.
The project also includes plans for a 450-berth marina on the nearby island of Sv. Katarina.
The resort has been designed with respect for Pula’s heritage. Protected cultural monuments on the site were restored under the guidance of conservation experts, and two historical buildings have been seamlessly integrated into the hotel complex.

Guests can choose from three main accommodation options:
• 58 rooms in one of the restored heritage buildings (each 33m²)
• A conference hall for up to 400 people in the second restored building
• A newly built glass-fronted deluxe wing featuring 40 deluxe rooms and 8 suites ranging from 70–120m²
Every room offers striking sea views — either across Pula’s city centre and nearby beaches or towards the Brijuni National Park.

The interiors pay homage to Pula’s rich military and aviation history. Pastel tones, vintage photographs and antique details create a calm, nostalgic atmosphere. One of the highlights is the former officer’s courtyard, which has been transformed into a lush garden designed for cocktails, relaxation, and events.
Facilities for year-round tourism
The Monumenti resort also offers a wellness zone with a heated indoor pool, spa, saunas, jacuzzis and fitness centre, as well as a fine-dining restaurant showcasing Istrian cuisine. Outside, guests can enjoy a private beach area with top-class amenities and a 1,500m² sun deck.

Speaking at the opening, Croatia’s Minister of Tourism and Sport, Tonči Glavina, said:
“Such investments share a common goal – to develop tourism that is sustainable, year-round, and competitive. Tourism that delivers not only numbers, but also quality, new jobs, added value, and a better life for local communities. The new Monumenti Heritage Hotel & Resort fits perfectly into that vision. It is not just another luxury property, but an investment in space, in people, and in the future, which has also been recognised by the Croatian Government.”
The project was initiated by entrepreneur Danko Končar, who noted that the opening marks only the beginning of the resort’s journey.
“It will take us several months to position ourselves on the global map, although our bookings are already exceeding expectations,” Končar said.
With its unique combination of historical architecture, modern design and high-end facilities, the Heritage & Resort Hotel Monumenti is set to become a new landmark in Pula’s tourism offering.
