Istrian property market the most dynamic in Croatia, experts say

ZAGREB, 17 October 2025 (Hina) – The growing demand for properties intended for tourism, coupled with an increasing shortage of housing for local residents, continues to pose one of the biggest challenges for real estate markets in Croatia’s coastal regions.
This was highlighted at a round table held on Thursday in Pula, organised by the Croatian Chamber of Commerce (HGK) Real Estate Business Association, the HGK Trade Sector, and the HGK Pula County Chamber.
Speaking about the state of the regional market, participants agreed that Istria’s real estate sector remains one of the most dynamic and attractive in the country.
According to HGK, activity in this sector is expected to intensify even further in the coming years.
“Challenges such as tourism development, the growing demand for properties for tourist use, and the lack of housing for local residents and seasonal workers will remain in sharp focus,” said Vlatko Mrvoš, Vice President of the HGK Real Estate Business Association.
“I believe that the information we gather daily through our work as intermediaries can strengthen and guide new investments essential for the continued development of Istria’s real estate market,” he added.
The round table in Pula was held ahead of the 40th Real Estate Business Forum and marks the start of a series of similar regional discussions aimed at analysing the specific characteristics of Croatia’s micro real estate markets.
The goal, organisers emphasised, is to bring together industry professionals and address region-specific topics that are often overlooked at the national level.
“The role of real estate agencies is significant for the development of the property market,” said Maja Bogović, Director of the HGK Trade Sector.
“Intermediaries carry great responsibility and play a key role in connecting buyers, sellers, landlords, tenants and all other parties involved in transactions. This role demands a high level of expertise and trust, as agents must ensure that every transaction is both safe and lawful,” she noted.
According to HGK, there are currently 1,480 registered real estate agencies in Croatia – an increase of around 18 percent compared to last year. In addition, 4,810 licensed agents are listed in the national register.
This growth has also led to greater interest in the professional licensing exam for real estate intermediaries, organised by HGK approximately every 40 days, with an average of 100 candidates sitting the test each session.
