ZAGREB, 7 September 2026 – The price of newly built homes in Croatia continued to rise sharply during the first half of 2026, with Zagreb recording one of the strongest increases, according to new figures released by the Croatian Bureau of Statistics.
The average price of a square metre of a newly built apartment in Croatia reached €2,994 between January and June, an increase of 8.7% compared with the same period last year and 4.6% compared with the second half of 2025.
The increase was considerably more pronounced in Zagreb.
The average price of a square metre of a new apartment in the capital reached €3,518, representing an annual increase of 18.9%. Compared with the second half of 2025, the average price increased by 2.6%.
Outside Zagreb, the average price of a square metre of a new-build property stood at €2,754, up 9.7% year-on-year.
When properties sold by companies and other legal entities are considered separately, excluding state-supported POS housing, the average Croatian price was slightly higher at €3,012 per square metre.
In Zagreb, that figure reached €3,554, almost 20% higher than in the first half of 2025.
The statistics also show a significant difference between market-priced homes and properties sold through Croatia’s subsidised housing programme.
The average price of POS apartments was €1,410 per square metre nationally during the first half of the year.
A total of 1,618 new apartments were sold in Croatia during the six-month period. Of these, 530 were in Zagreb and 1,088 in other parts of the country.
Only 15 of the apartments sold were POS properties.
The latest figures provide another indication of the pressure facing buyers in Croatia’s property market, particularly in Zagreb, where prices have continued to rise despite affordability concerns.
